“We think the timing’s right,” the company’s managing partner, Doug Welter, said after the groundbreaking. “We think Fifth Avenue is at a place where it’s looking for more residential living. It’s all about demand.”

Inside and outside, the building will feature a clean, modern look emphasizing the use of glass, something John Cooney described as “very cool, contemporary spaces that I think everybody will enjoy.”

He’s developed a number of other projects around Johnson County and the Kansas City region, including Highlands Village, a 575,000-square-foot mixed-use project, and Indian Creek Campus, a 400,000-square-foot office and medical park, which are both in Overland Park.
